The area features established business parks, well positioned to take advantage of key assets such as Tampa International Airport, Port Tampa Bay, and the extensive network of interstate highway and rail systems. New development in recent years has provided Tampa with an ample supply of state-of-the-art industrial space with extended ceiling heights and energy-efficient design elements.

 

 

Eastside Submarket

Tampa’s Eastside submarket is situated at the crossroads of the county’s main transportation arteries, Interstate 75 and Interstate 4. This accessibility to primary transportation corridors is important to the success of the distribution and manufacturing companies that populate this submarket. Within Tampa’s Eastside industrial inventory is a number of well-established business parks, which provide a wide range of space options, including cross-dock distribution, high bay warehousing, heavy power manufacturing, and offices with air-conditioned showrooms.

 

With over 52 million square feet of industrial inventory, the Eastside submarket is home to a number of major business parks, which provide a mix of amenities for the corporate user. Among these are:

Sabal Park – This 1,000-acre corporate business park is set among mature trees with lakes and conservation areas. It is centrally located on I-75 and easily accessible to I-4 and the Veterans Expressway. Businesses located in Sabal Park are within close proximity to numerous restaurants, hotels, and banks. Corporate operations include Chromalloy Castings Tampa, Coca-Cola Bottling Company (Florida), and Johnson Controls.

 

Tampa East Industrial Park – Located off of U.S. Highway 301, a major commercial transportation route, Tampa East Industrial Park is bordered on both the north and south sides by CSX rail lines. The park contains close to 3 million square feet of industrial inventory, and tenants include MiTek USA (a Berkshire Hathaway company), Ace Hardware Distribution Center, and Altadis USA.

 

Silo Bend – This business park is located in the southwest corner of the intersection of State Road 60 and U.S. Highway 301. Silo Bend’s excellent location provides access to all the major transportation corridors. Allied Aerofoam, Versatile Packagers and Nestle are among the companies operating within this park.

 

Location Description:
The Eastside submarket is an area generally extending south of the Pasco County line and east of Interstate 275.

The northern portion of the submarket extends south of the Pasco County line and north of I-4 to the Polk County line.
The central portion contains an area east of Armenia/Howard Avenues and south of Hillsborough Avenue. The eastern boundary is 50thStreet between I-4 and SR 60, and the southern boundary is Hillsborough Bay.
The southern portion is bounded on the west by 50th Street and Tampa Bay and on the north by I-4 and the Plant City submarket. The eastern boundary is the Polk County line, and the southern boundary is the Manatee County line.

Westside Submarket

The Westside submarket is characterized by its close proximity to Tampa International Airport and a prevalence of flex properties. This industrial submarket has a total of over 16 million square feet in building inventory with approximately 30 percent in the flex category. Typically, flex buildings offer the option of significant office build-out and can provide such upgrades as climate-controlled warehouse and production space. The Westside location also provides companies with easy access to amenities such as hotels, restaurants, and professional services located within the adjoining Westshore business district.

 

One of the larger business parks in this submarket:

 

Tampa West Industrial Park – Located just north of Tampa International Airport, Tampa West is an established business park with commercial, office, industrial warehouse, and service center facilities. Its location offers immediate access to Veterans Expressway, Tampa International Airport, and the Westshore business district. Companies operating in Tampa West include Bank of America, Republic National Distributing Company, the second largest beverage alcohol distributor of premium wines and spirits in the U.S., and CAE USA, a global leader in modelling, simulation, and training for civil aviation and the defense and security industries.

 

Location Description:
The Westside submarket is an area generally extending south of the Pasco County line and west of I-275.

The northern portion of the submarket extends south of the Pasco County line and north of Waters Avenue.
The southern portion contains an area west of I-275 and south of Waters Avenue. South of Hillsborough Avenue, Armenia/Howard Avenues are the eastern border. The southern boundary is Kennedy Boulevard and Old Tampa Bay.

Plant City Submarket

Plant City has a prime location in the heart of Central Florida’s I-4 corridor and offers businesses easy access to both Tampa and Orlando. Also, with I-75 just 10 miles away, it’s an easy connection to major metropolitan cities such as Atlanta, Cincinnati and Detroit. The submarket has a thriving industrial base, and key sectors include manufacturing, food processing, agribusiness, and warehouse and distribution. Major employers include:

Manufacturing: James Hardie Building Products, Dart Container, M&N Plastics, Gerdau, Plastipak Packaging and Highland Packaging Solutions

Agribusiness: Paradise Brands, Keel & Curley Winery, Sunshine State Dairy and Toufayan Bakeries

Distribution & Logistics: Star Distribution, Save-A-Lot Distribution, Gordon Food Services, and C&S Wholesale Grocers

 

A new utility extension along County Line Road in Plant City is encouraging industrial development and creating business parks located within minutes of the I-4 corridor. One such development, County Line Commerce Center is a 28 acre business park containing two 100,000-square foot industrial buildings completed in 2015 and 2016. The park also has two restaurant and retail sites, as well as land for office and industrial build-to-suits.

 

 

Location Description:

The Plant City submarket is bordered by I-4 on the north, SR-60 on the south, with the Polk County line on the east and Turkey Creek Road on the west.
