Demand for office space in Tampa has grown steadily in recent years with the expansion of existing businesses in Hillsborough County and the influx of new companies establishing operations here. Tampa’s Central Business District

Tampa’s Central Business District (CBD) is a bustling downtown business center with about 60,000 daily workers and over 6 million square feet of office space. Tampa’s growing downtown residential population has created a unique urban community, which provides a vibrant atmosphere in which to live and work. The downtown district is home to a diverse collection of modern museums, entertainment and pro sports facilities, a world-class aquarium, and a rich public arts scene. Downtown Tampa also offers ample green space led by the sprawling, family-friendly Curtis Hixon Waterfront Park, while Tampa’s Riverwalk and the lively Channelside District showcase Tampa’s beautiful waterfront setting. In the coming years, downtown Tampa will be transformed by a new urban medical school, proposed corporate headquarters, striking residential projects and nearly 20 million square feet of planned development in downtown and along the city’s waterfront. According to Money magazine, Tampa has a robust job market, affordable property prices and “international aspirations.”

 

Location Description:
The submarket includes the core downtown area and the area extending south of the Interstate 275 and Interstate 4 intersection, west of 22nd Street. The Hillsborough River is the western boundary, and the Hillsborough Bay is the southern boundary.

Westshore

Located in close proximity to Tampa International Airport, one of the nation’s best airports, the Westshore submarket contains about 13 million square feet of office space, making it the largest suburban office submarket in the state of Florida. The Westshore district is comprised of more than 4,000 businesses with nearly 94,000 employees, and it has evolved into a thriving, around-the-clock community with a variety of residential neighborhoods, extensive fine dining, and world-class shopping and hotel accommodations. Highly-acclaimed Tampa International Airport is implementing a $1 billion master plan, which will add a new automated 1.4 mile people mover system, a 2.6 million square foot consolidated rental car facility, and will create a major renovation and redesign of the main terminal, expanding it by 50,000 square feet.

 

Location Description:
It includes the area located to the west of Himes Avenue, south of Hillsborough Avenue and north of Azeele Street.  Tampa Bay is the western boundary.

I-75 Corridor

On the eastern side of Hillsborough County, a thriving office market extends from north to south, clustered along Interstate 75. The I-75 Corridor submarket is home to corporate campuses and business parks which draw from a talented and expansive workforce in nearby residential communities. Among the major business parks located in this submarket are Sabal Park, Tampa Telecom Park, and Hidden River Corporate Park. JPMorgan Chase, Citi, Verizon, USAA, Johnson & Johnson and Deposit and Trust Clearing Corporation (DTCC) are a representative sampling of the preeminent corporations that have significant operations in the I-75 Corridor. It is also home to the University of South Florida (USF), one of the largest public universities in the nation, and among the top 50 universities, public or private, for federal research expenditures. Nearly 50,000 students representing over 130 countries are enrolled in the USF System with an annual budget of $1.6 billion and an annual economic impact of $4.4 billion. USF Tampa ranks among the top tier of colleges listed in the U.S. News and World Report Best Colleges 2016, ranking in the top 100 of best public national universities. USF offers more than 230 degrees in 14 colleges, and its graduates are a valued talent pool for local employers.

 

Location Description:
This submarket is east of I-275. The Pasco County line is the northern border, and the Manatee County line is the southern border. The Polk and Hardee County lines are the eastern boundary.
