In the second quarter of 2018, there were close to 80 million square feet of facilities in the Tampa/Hillsborough Industrial market offering a wide array of product types for distribution and warehouse operations, manufacturing, and various light industrial uses.

The area features established business parks well positioned to take advantage of key assets such as Tampa International Airport, Port Tampa Bay, and the extensive network of interstate highway and rail systems. New developments in recent years has provided Tampa with an ample supply of state-of-the-art industrial space with extended ceiling heights and energy-efficient design elements.


Industrial Submarkets

Three of the four submarkets in Hillsborough County include:


  1. Eastside submarket is situated at the crossroads of the county’s main transportation arteries, Interstate 75 and Interstate 4. With over 53 million square feet of industrial inventory, is home to major business parks such as Sabal Park, Tampa East Industrial Park and Silo Bend.
  2. Westside submarket is characterized by its close proximity to Tampa International Airport and a prevalence of flex properties. Totaling over 15 million square feet in building inventory with approximately 31 percent in the flex category. The Westside location also provides companies with easy access to amenities such as hotels, restaurants, and professional services located within the adjoining Westshore business district. Tampa West Industrial Park is one of its larger parks and is located just north of Tampa International Airport and the Westshore business district.
  3. Plant City submarket is a prime location in the heart of Central Florida’s I-4 corridor offering easy access to both Tampa and Orlando
